Goldman Sachs forecasts over 20% price gain for Brixmor Property Group

Goldman Sachs, a premier American multinational investment bank and financial service provider has upgraded its outlook for Brixmor Property Group (BRX) to a buy rating and has increased its price to $27 per share, signifying a 22% gain from the stock’s previous closing price.

Brixmor Property Group is a publicly traded Real Estate Investment Trust (REIT), and is one of the largest operators of shopping malls with 73 million square feet of retail space. Brixmor also acts as a broker to over 5,000 companies in the United States, notably to Walmart, Kroger, and Ross Stores.

Beating the market and analysts expectations, the company had a great second-quarter profits, and Goldman Sachs believe that there is a further potential of an upside in the real estate investment trust. Moreover, the analysts are predicting that Brixmor would be able to increase its per share funds by 3.2% in 2023, and 4.5% in the upcoming two years. Alongwith the company’s ability to give below-market leases to the market is seen as a remarkable opportunity for cash flow generation. Brixmor, has a minimal floating rate debt and no major maturities until 2024.

Caitlin Burrows, a Goldman Sachs analyst explains the future scenarios for the real estate investment trust, by forecasting an increase in the Brixmor Property Group funds from operations per share (FFOPS) in the upcoming years. She attributed this increase with multiple factors; strong projections for signed but not occupied properties (SNO), a favorable leasing spread, and upside skewed occupancy.

In line with the Goldman Sachs’ report, and looking at the recent second quarter performance of the real estate management company, the Wall Street Bank has also upgraded the outlook for Brixmor stock from neutral to buy, setting a similar price of $27/share indicating a potential of 22% increase in its price.

Brixmor Property Group has experienced a 2% dip in its stock price since the start of the year. However, the company had posted a strong second quarter earnings from operations of 52 cents per share in June, slightly above the market expectation of 50 cents.

As mentioned earlier, the impact of rising interest rates will not be felt too strongly by Brixmor Property Group due to its minimal floating rate debt, and very little debt maturities until June 2024, covering the company from any potential risk associated with rising interest rates. Moreover, the real estate investment trust has a good opportunity at its door, as Goldman Sachs highlights that the company’s leasing spread including the new, renewal and option leases had hit their highest levels in the second quarter of 2023, after a lapse of six years which will provide a stable and constant cash flow for the investors.

What is a REIT?

Real Estate Investment Trust (REIT), that owns or funds income generating land, properties, and real-estate across a range of sectors. These companies need to fulfill a number of standards and regulations in order to qualify as REITs and to trade on major stock exchanges. 

REITs allow an investor to invest in any of the properties across the companies’ portfolio with even small amounts, without purchasing or owning the entire property. This concept is known as fractional investment; owning a part of the share of a company or a portion of land.

As per the New York Stock Exchange (NYSE) and some other sources, REITs had a total market capitalization of $1.2 trillion in 2022, and there are almost 1,100 REITs that had paid their taxes in 2021, out of which 225 are publicly traded on NYSE. Another fact says that nearly 150 million Americans live in properties and houses that are managed by REITs through their 401K, pension plans, IRAs and other investment funds.
